Our main aim when completing our garden building projects is to try to make things as easy as possible for our clients. We will need to ask you questions to make sure we are meeting all of your requirements, but we will try to learn as much as we can about your project during your first consultation to allow us to design your garden escape quickly and with minimal fuss.
What you need to know with regards to planning…
On the whole, garden rooms do not require permits or planning permission. However, there are always some exceptions to this rule and we will guide you through what you need to know if this is the case. Here is a handy list of occasions where you may need planning permission for a garden room:
If you live in a conservation area.
If you live in a listed building.
If you or anyone else is planning to live in the new building you will definitely need planning permission.
If you are planning to put a garden room in what is normally considered your ‘front’ garden. Or, in an area that is forward of the elevation of your home which contains the front door.
If your garden room needs to be higher than the permitted development heights.
If the garden room will take the total area of land occupied by buildings (except the original dwelling house as was in 1947) to over half.
If to make space for your garden room, you have to remove a protected tree or have similar covenants on your land.
